Frequently Asked Questions.

What’s my home worth?

The honest answer: it depends on what comparable homes are actually closing for on your street this season — not what an online estimate says. We prepare a comparative market analysis using live MLS data for your specific property and walk you through it, no strings attached.

What is earnest money, and how much should I offer?

Earnest money is a good-faith deposit that accompanies your offer and is credited toward your purchase at closing. Around the Seacoast it commonly runs one to a few percent of the offer price, but the right number depends on the property and how competitive the situation is — your agent will size it to the deal.

How do I figure out my budget before I start looking?

Start with a lender pre-approval — it tells you what you can borrow, what your monthly payment actually looks like with today’s rates, taxes, and insurance, and it makes your offer credible from day one. We’re happy to point you to local lenders our clients have had good experiences with.

How long does it take to find and buy a home?

From first showing to keys, most buyers land somewhere between two and six months: the search is the variable part, while the stretch from accepted offer to closing typically runs 30–45 days. Tight timeline? Tell us up front and we’ll build the search around it.

Do you cover my town?

We work the Seacoast across New Hampshire, southern Maine, and the Massachusetts North Shore — Portsmouth, Dover, Exeter, Rye, Kittery, York, Newburyport, and everything between. Outside that radius? Ask anyway; we won’t leave you without a plan.

What does it cost to talk to you?

Nothing. A conversation about your home, your search, or the market carries no obligation — you’ll get a straight read on your situation and what we’d do next, and you decide from there.
